What's in Our Home Prices: A Guide for Lamar County, MS

Buying a manufactured home for land in Lamar County, MS? What Southern Sip Rolling Homes' listed prices cover, and what to ask any dealer.

10/26/2026

If you're shopping for a manufactured home to put on land around Sumrall, Lumberton, Purvis or elsewhere in Lamar County, you'll see a lot of prices online. The trick is knowing what each one covers. This guide from Southern Sip Rolling Homes in Gulfport explains exactly what the prices on our floor plans include, what they don't, and the questions to ask any dealer before you compare numbers.

Our listed prices are for the home only

We try to be upfront about this. Our site says it plainly: prices shown on floor plans are for the home only. For more accurate pricing on your situation, use the "Design home" button on any floor plan to start your selections.

That means the price you see is the home itself, not delivery, setup, site work, or the extras that turn a home into a finished place to live. It's a fair starting point for comparing floor plans side by side, but it isn't your total move-in cost.

A few examples from our current lineup:

  • The Aspen from TRU Homes' TRU Origin series is 3 bedrooms, 2 baths and 1,140 square feet at 16' x 76', listed at about $53K.
  • The Oak, also from TRU Origin, is 4 bedrooms, 2 baths and 1,475 square feet at 28' x 56', listed at about $68K.
  • The Aspire from Clayton's Savannah Horizon series is 3 bedrooms, 2 baths and 1,475 square feet at 28' x 56', listed at about $89K.

The Aspen's page lists TRU Origin standard features such as 8-foot sidewalls, lined cabinets, rolled-edge countertops, and a standard shower with a tub option on multi-section homes. Images are for illustration and may show options that aren't standard, so check the features list for what comes with the base price.

What the home price leaves out

Because our floor plan prices are home only, plan to talk through these items for your land:

Delivery to your property. Setup, including blocking, anchoring and tie-downs. Utility connections for power, water and septic or sewer. Skirting, steps and any A/C you want included. Site prep, like clearing, a driveway or a pad. And permits and inspections required where your land is.

Every one of those depends on your property and your choices. When you're ready, we'll go through them with you in person, with no pressure.

Lamar County permits to plan for

If your land is in an unincorporated area of Lamar County that's covered by the county's zoning ordinance, the ordinance says that anyone placing a manufactured or modular home must first obtain a Land Use Permit from the Lamar County Planning Department. The permit expires if the work isn't started within 180 days of approval, or if it isn't substantially completed within two years.

So if you're buying for a Lamar County lot, get the Land Use Permit on your schedule early, and ask the Planning Department in Purvis whether your zoning district needs anything more. If your land is inside a city or town limit, check with that city or town as well. Their rules may differ from the county's.

Ask who's installing your home

Installation matters as much as the home. Mississippi's State Fire Marshal's Office, part of the Mississippi Insurance Department, licenses manufacturers, dealers and installers/transporters of factory-built homes. Its Factory-Built Homes page advises homeowners to make sure their home is installed by an installer/transporter licensed by the State Fire Marshal's Office, and tied down so it stays stable in a storm. If a problem comes up in the first year, the office recommends starting with your dealer or manufacturer.

So when you compare quotes, ask every dealer who will deliver and set the home and whether that installer is licensed by the State Fire Marshal's Office.

Questions to ask any dealer

Use these to compare prices fairly. Is the listed price home only, or does it include delivery and setup? Are A/C, skirting and steps included or extra? Who handles utility hookups, and how far do they run? Who pulls the Land Use Permit or other local permits? Is the installer licensed by the State Fire Marshal's Office? And what options in the photos are upgrades?

Before you visit our Gulfport lot

Every home we carry is built in a climate-controlled factory, so construction isn't held up by rain or wind, and we keep our approach "no pressure." Before you visit, browse our floor plans, check our financing page, and use Map Your Property to see what fits your Lamar County lot.
