Manufactured Home Prices for Lucedale & George County, MS

Lucedale and George County buyers: real listed prices on four Southern Sip Rolling Homes plans, how they compare by size, and what to ask before you buy.

11/2/2026

If you're shopping for a manufactured home from Lucedale or anywhere in George County, it's hard to know whether a price is good until you have something to compare it to. This post lays out real listed prices on four homes from Southern Sip Rolling Homes in Gulfport, shows how they stack up against each other by size and layout, and explains what those numbers do and don't include, so you can compare with confidence.

First, what the listed prices cover

Southern Sip Rolling Homes is upfront about this. Its home page carries a banner that reads: "Prices shown on floor plans are home only, for more accurate pricing click design home to begin selections!"

That means the figures below are for the home itself. Delivery, setup, site work and the options you pick can change the final number. Any time you compare prices, from any seller, make sure you're comparing the same thing: home only against home only, or a full installed price against another full installed price.

Four homes, side by side

These are listed prices on Southern Sip's site at the time of writing. Prices can change (several of these went up recently), so check the current figure with the office.

Aspen from TRU Homes' Origin line is a 16'x76' single-section home with 3 bedrooms, 2 baths and 1,140 sq ft, listed at $54K.

Lumen from Clayton Savannah's Horizon series is a 16'x72' single-section home with 3 bedrooms, 2 baths and 1,080 sq ft, listed at $61K.

Oak from TRU Origin is a 28'x56' multi-section home with 4 bedrooms, 2 baths and 1,475 sq ft, listed at $70K.

Aspire from Clayton Savannah Horizon is also 28'x56' with 1,475 sq ft, with 3 bedrooms and 2 baths, listed at $94K.

What the comparison tells you

Line those four up and a few things jump out.

Size isn't the whole story. Aspen and Lumen are both three-bedroom single-section homes. Aspen is the larger of the two at 1,140 sq ft and has the lower listed price. That's a reminder that the builder, series and standard features matter as much as square footage.

Same footprint, different price. Oak and Aspire share the same 28'x56' size and 1,475 sq ft, yet Aspire is listed $24K higher, and Oak has a fourth bedroom. When two homes are the same size but priced differently, ask what's different: finishes, appliances, construction details, or the floor plan itself. Sometimes the extra money buys something you care about. Sometimes it doesn't.

A multi-section home doesn't have to cost much more. Oak, a four-bedroom multi-section home, is listed $16K above Aspen. For a growing family in George County, that gap is worth weighing against the extra bedroom and the wider, more house-like layout.

How to compare prices from any seller

When you're collecting prices from Lucedale, Pascagoula, Hattiesburg or online, these questions keep things apples to apples:

  • Is this price home only, or does it include delivery, setup and site work?
  • What features are standard, and which are upgrades?
  • Is the home in stock, or does it need to be ordered, and how long will that take?
  • What warranty comes with the home, and who handles service?
  • How will I finance it, and does the loan cover the land too?

That last question matters more than many buyers expect. The Consumer Financial Protection Bureau has reported that "in general, chattel loans have higher interest rates and fewer consumer protections than mortgages" (CFPB). A lower sticker price can be offset by how the purchase is financed, so look at the whole picture. Southern Sip has a financing page to help you get started.

It's also worth confirming the home carries its HUD certification. HUD "authorizes a certification label for each section of a compliant home" built to the federal manufactured home construction and safety standards (HUD).

Built in a factory, delivered to George County

Southern Sip points out that its homes are built in a climate-controlled factory, so construction isn't held up or damaged by rain, wind or storms. For buyers along the Gulf Coast and inland in George County, that's one reason factory-built homes are worth a look. The dealership also describes its approach to home buying as "no pressure," so you can take your time with the comparison.

See the prices in person

Southern Sip Rolling Homes is at 11400 Helen Richards Dr, Gulfport, MS 39503, and works with buyers from Lucedale and across George County. Call (228) 274-9554, browse every listed home in the catalog, or reach out through the contact page. For a more accurate number on a specific home, use the design option on its listing. Prices can change, so confirm the current price and what it includes before you buy.
