If you're shopping for a manufactured home in Gulfport, Saucier, Ocean Springs or anywhere else on the Mississippi Gulf Coast, the house itself is only part of the decision. Living near the water means the home has to be built for the right wind zone and set up correctly on your land. This guide from Southern Sip Rolling Homes in Gulfport covers what the federal wind zone rules say about Harrison and Jackson counties, who oversees installation in Mississippi, and the questions worth asking before you sign.
Every new manufactured home sold in the U.S. is built to the federal HUD code, and part of that code (24 CFR 3280.305) splits the country into three wind zones. The regulation lists six Mississippi counties in Wind Zone II: George, Hancock, Harrison, Jackson, Pearl River and Stone. None of Mississippi falls in Wind Zone III.
That means homes going to Gulfport and Saucier (Harrison County) and Ocean Springs (Jackson County) are in Wind Zone II. Under the same section, Wind Zone II homes are designed for a 100 mph design wind speed, with higher horizontal wind and uplift loads than a standard Wind Zone I home.
You don't have to take anyone's word for it. HUD requires every manufactured home to carry a data plate. Per 24 CFR 3280.305, the data plate has to show the wind and roof load zones the home was designed for, including a small copy of the wind zone map.
When you tour a home at our Gulfport lot, ask to see the data plate or the wind zone information for that exact floor plan. If you're buying for a Harrison or Jackson County lot, you want confirmation that the home is built for Wind Zone II (or higher). Wind zone ratings can differ by model and options, so confirm it for the specific home you're ordering. Our office can walk you through it.
Building the home right is half the job. Installing it right is the other half. In Mississippi, the State Fire Marshal's Office, a division of the Mississippi Insurance Department, licenses manufacturers, dealers and installers/transporters of factory-built homes. The office also monitors proper anchoring and blocking. If a homeowner complains, it can inspect whether the home was installed, or "set up," correctly.
The Fire Marshal's own consumer page puts it plainly: many consumer problems with factory-built homes trace back to faulty or inadequate set-up. Its safety tips include using a licensed installer/transporter and making sure the home is tied down according to the manufacturer's installation manual.
The office also notes that new homes carry a one-year warranty. If something goes wrong, contact your dealer or the manufacturer first. If an issue can't be resolved within that warranty period, the State Fire Marshal's Office takes consumer complaints.
Whether you're placing a home on family land in Saucier or a lot near Ocean Springs, these questions will save you headaches later:
If an answer is vague, keep asking until it isn't. A good retailer will be glad to explain.
One advantage of a factory-built home on the Gulf Coast is that it isn't framed in the rain. The homes at Southern Sip Rolling Homes are built in a climate-controlled factory, so construction doesn't get held up or damaged by rain, wind or storms. The home arrives ready for setup on your site.
Two TRU Origin floor plans get a lot of attention from Gulf Coast shoppers right now:
The Aspen is a 16' x 76' home with 3 bedrooms, 2 baths and 1,140 square feet, listed at $53K. It's a practical fit for a first home, a smaller lot or family land.
The Oak is a 28' x 56' home with 4 bedrooms, 2 baths and 1,475 square feet, listed at $68K. It gives a growing family room to spread out.
